- Architectural Guidelines: set forth the Association’s policies and procedures regulating a homeowner’s ability to make architectural improvements and modifications to the homeowner’s separate interest, as well as to common area and exclusive use common area.
- Architectural Review Application: requires approval prior to beginning any exterior modifications to the home or lot. Once the management company receives the application, they will check for completeness before forwarding it to the Board or Covenants Committee for review and decision. Notification to homeowners of approval or disapproval may take up to sixty (60) days after receipt of a completed application.
- Bylaws: govern how the Communication Association operates and contain the information needed to run the Association, such as collecting dues and enforcing rules; procedures for things like conducting elections and meetings; determining Board service terms, and reviewing the annual budget.
- Declaration: The HOA Declaration includes the legal and physical description of the community as a whole because in many areas the HOA is required to submit a Declaration to the city or county government.

- Articles of Incorporation: a document that sets the name of the HOA, asserts that it is a nonprofit mutual-benefit corporation, and identifies its initial agent, the individual authorized to receive legal notices on the Association’s behalf.
